Bothell stove repair, from manufactured homes to new townhomes
Bothell stretches across two counties and almost every kind of kitchen: downtown apartments, North Creek townhomes, 1980s houses on the hills and manufactured-home communities. We repair the ranges, wall ovens and cooktops in all of them.

Bothell's population jumped more than 40% between 2010 and 2020, and the city looks it. By 2020 about 1,300 apartments and townhomes had gone up downtown, the office parks of North Creek and Canyon Park had filled in around them, and the UW Bothell and Cascadia College campus, opened in 2000, had brought a steady supply of renters. Underneath that growth is an older commuter town: I-405 arrived in 1968, and hills like Westhill, Bloomberg Hill and Thrasher's Corner filled with houses through the 1980s and 90s, while Pop Keeney Stadium and the Park at Bothell Landing still anchor the old downtown.
So a week of Bothell oven calls rarely repeats itself. Townhomes and apartments mostly have electric slide-in ranges with glass tops and bake elements hidden under the oven floor. Hillside houses split between gas and electric freestanding ranges, with the odd wall oven. And about 6% of Bothell homes are mobile or manufactured homes, whose ranges are often narrower models with their own installation rules. We plan parts and tools for each before we leave the shop, so add the model number from the tag when you book. Glass-top slide-ins in the newest buildings are mostly under ten years old, while ranges in the older hillside houses may be on their second or third owner, and that age gap shapes nearly every recommendation we make.

Two counties, two power companies, one gas utility
The King County part of Bothell, roughly ZIP 98011, gets electricity from Puget Sound Energy, while the Snohomish County side around Canyon Park and North Creek is on Snohomish County PUD. Gas everywhere in the city comes from PSE. For us the repair is the same either way, but it changes who you call when the power is out: when the bomb cyclone hit in November 2024, PSE counted more than 400,000 customers without power and the PUD more than 70,000. A control that has ridden out several brownouts is one we test with extra care. If the kitchen ever smells of gas, leave first, then phone PSE at 1-888-225-5773 or 911 from outside.
Ranges in manufactured homes deserve a note of their own. Many are narrower than the usual 30 inches, some are fastened in place, and a gas range for a manufactured home must be a model listed for that use. That narrows the replacement choices, which is why repairing the element, thermostat or igniter is often the better route. We bring matching parts where they exist and let you know early when they do not.
Renters are a big part of Bothell, from students near the UW Bothell and Cascadia campus to tenants downtown and in the North Creek townhome rows. Any of them can set up the visit and let us in. We then call whoever owns the range to go over the price, and the work waits for their go-ahead. Townhome kitchens are often on the second floor, so we plan for stairs when a range has to come away from the wall, and we protect the flooring on the way.
What Bothell oven repairs start at
Oven and range repair in Bothell starts at $259. With glass tops and coil ranges sharing the city, surface work is what we see most: a radiant or coil element, an infinite switch, a burner. Hidden and exposed bake elements and oven temperature sensors follow close behind, and an electronic control is usually the heaviest job on the list. Think of the starting figure as a floor for our service area rather than a quote. You get the exact figure in writing after the $85 diagnostic, and that diagnostic becomes part of the repair price once you approve.

Repair or replace, depending on the kitchen
The answer in Bothell depends heavily on which kind of kitchen the range is in. In a manufactured home, replacement options are limited by size and listing, so we lean toward repair for almost anything short of a rusted-out oven or an unavailable control. In the townhomes and apartments built in the last fifteen years, most slide-in ranges are young enough that an element, sensor or switch repair is clearly worth it; a cracked glass top on a budget model is the main exception. In the 1980s and 90s houses, the range has often been replaced once already. There we weigh the whole repair against a similar new range: if it stays well under the price of one and nothing else is failing, we fix it. When two expensive parts are failing at once on an older range, we will tell you that replacing is probably the better use of your money. Rental owners get the findings in writing, so they can decide without another visit.
Common questions
Does it matter which county my Bothell address is in?
Not for us. Prices, scheduling and the warranty are the same on both sides, and there is no distance surcharge anywhere in Bothell. The county only decides your electric utility: PSE in the King County part, Snohomish County PUD in the north. Gas service is PSE throughout.
Can you repair ranges in manufactured homes?
Yes. We repair the compact and standard ranges used in manufactured homes, including elements, thermostats, igniters, switches and controls. If a replacement turns out to be the better choice, keep in mind that a gas range for a manufactured home has to be listed for that installation, and some homes need a narrower model.
My slide-in range moves when I open the oven door. Is that a problem?
Yes, it is a tip hazard, especially with children in the house. It usually means the anti-tip bracket was never installed or the range was not pushed back into it after a move. We re-engage or fit the bracket on any range we pull out, and can check it on request during a visit.
My glass-top burner keeps turning off and on. Is it broken?
Not necessarily. Radiant elements cycle on and off to hold medium and low settings, so a zone that glows and darkens while simmering is normal. It is a problem if the zone cycles off on high, cannot hold a boil, or never shuts off at all. Those point to the element's limiter, the switch or the control, and we test each one.
How soon can you reach Canyon Park or North Creek?
Most days, Monday through Saturday, a morning booking turns into a same-day visit. Canyon Park and North Creek are about seventeen to twenty-three minutes from our shop off-peak, and downtown Bothell about the same. I-405 traffic can stretch that, and we will call you with an update if it does.
