Edmonds was platted in 1884, long before the ferry to Kingston made it a crossing point. Hillside subdivisions spread through the 1950s and 60s, the largest annexations came in the early 1960s, and about 42 percent of today's homes date from 1960 to 1979. The southern neighborhoods joined between 1995 and 1997, and hilltop condos were added in 2007 and 2008. Detached houses make up about 60 percent of homes and buildings of 20 or more units about 16 percent. Landmarks run from Brackett's Landing and the fountain roundabout downtown to the Edmonds Marsh, the Center for the Arts and Swedish Edmonds on Highway 99.
Next door, Woodway is a town of about 1,340 people with no commercial zoning, wooded lots from a third of an acre to two acres, and some phone numbers still in the 206 area code. Esperance, home to about 4,007 people, is an unincorporated pocket entirely surrounded by Edmonds; its voters have turned down annexation five times, most recently in 2005. Both lean even harder toward gas heat than Edmonds itself. We reach all three by SR 104, keep the common parts on the van, and put a written price in your hands before work begins.

The Bowl and the waterfront
Downtown mixes older houses, condos and apartment buildings on the slope above the ferry dock. Outdoor units near the water face salt air, condo laundry is often stacked in a closet, and parking near the fountain takes some planning. We ask about building access when you book.
Seaview, Perrinville, Westgate and Five Corners
These are the 1960s and 70s hillside streets. Split-levels and view houses here often have a gas furnace on the lower floor and a heat pump or AC added later, plus a 1970s kitchen that has been remodeled once with a gas cooktop or a built-in refrigerator.
Highway 99 and Esperance
Along SR 99, apartments and condos cluster near Swedish Edmonds. Esperance holds older housing, with about 35 percent of homes from the 1950s and two-thirds on gas heat. Furnaces there have usually been replaced at least twice, and they often sit in a closet or crawlspace with tight clearances.
Woodway
Large homes on heavily wooded lots, about 98 percent detached and about 83 percent heated by gas, the highest share anywhere we work. Bigger houses sometimes run two furnaces, kitchens often carry built-in refrigeration and pro-style ranges, and Woodway Highlands adds 94 newer homes first completed in 2003.
Half gas, half electric, all on Snohomish County PUD
Edmonds splits its heating almost evenly, about 50 percent gas and 47 percent electric, while Esperance (67 percent gas) and Woodway (83 percent) tilt further toward gas. PSE supplies the gas and Snohomish County PUD the electricity in all three, so when a heat pump is on the table we look into what the PUD currently offers for your address. A typical Edmonds heating call is a gas furnace that lights and then shuts down, often from a dirty flame sensor, or a heat pump whose outdoor coil is matted with leaves and salt film. Waterfront and view houses benefit more than most from a yearly check of the outdoor unit; HVAC tune-ups start at $149, covering the coil, the electrical connections and the condensate drain in one visit. Like its neighbors, Edmonds sits in the convergence zone, so heavy local snow can arrive with little warning.

Kitchens and laundry in a view-home town
Most of Edmonds buys its water from the Alderwood district, Everett's Spada Reservoir supply at about 12.5 parts per million of hardness. Parts of south Edmonds and Woodway are reported to be on the Olympic View district, which draws Seattle water; that is soft too. So scale is rarely the culprit. What Edmonds kitchens do bring is plenty of higher-end equipment: built-in and French-door refrigerators, dual-fuel ranges, panel-ready dishwashers. When a built-in refrigerator stops holding temperature evenly, the control board is a frequent suspect. Refrigerator repair in Edmonds starts at $265, and a board on a built-in usually lands toward the upper end of that category. Please read it as an opening figure rather than a quote; the written estimate after the diagnostic has the exact number. Condo buildings add stacked washers and dryers with long, shared vent runs.

Common questions
Do you cover Woodway and Esperance as well as Edmonds?
Yes. Esperance is eight to eleven minutes from our shop and Woodway twelve to fifteen, about the same as downtown Edmonds. Both are in Snohomish County with PUD power and PSE gas. There is no distance surcharge, and an early call or online booking on any day from Monday to Saturday usually brings a technician the same day.
Can you repair built-in refrigerators like Sub-Zero?
Yes. We repair built-in, French-door and column refrigerators, Sub-Zero included, and our technicians handle sealed-system work in-house under EPA Section 608 rules. Built-ins often need the unit slid out or the grille removed, so tell us the model when you book; the number on the tag inside the fresh-food section is what we need.
Does salt air near the water shorten an outdoor unit's life?
It can. Salt film and wind-blown debris corrode coil fins and electrical connections faster on the bluff and along the waterfront than a few miles inland. A yearly look at the outdoor unit, including the coil, contactor and wiring, catches most of it early. If the cabinet is already rusting through, we tell you plainly whether a repair still makes sense.
Our view home has two furnaces. Can you service both in one visit?
Yes. Tell us when you book that there are two systems, and where each one sits, so we allow enough time. We check both, give you one written estimate covering any repairs, and if one system is near the end of its life we can quote its replacement on the same visit, at no cost for the quote.
