Mill Creek began as a master plan. Tokyu Land bought the project in 1973, United Development laid it out around a private golf course and country club, and the first homes sold in 1975 and 1976. The first phase alone had 1,767 houses and condos, spread across 21 subdivisions named after trees. The city incorporated on September 30, 1983, annexed Thomas Lake in 2005, and has since added apartments and townhomes at East Gateway and The Farm. Only about 1 percent of homes predate 1960; 47 percent were built from 1980 to 1999 and 38 percent since 2000.
Planned communities age in step. When a builder put the same furnace and appliance package into a few hundred homes over a few years, those parts tend to fail in waves, and the same model numbers turn up street after street. That works in your favor: we often know the likely part before we arrive, and the van carries it. Mill Creek East and Silver Firs, unincorporated and newer still, follow the same pattern a decade later. Both sit a few minutes beyond the city on SR 96 and SR 527, and both are part of our regular area.

Mill Creek's neighborhoods by era
The original tree-named subdivisions
Built from the mid-1970s through the 80s around the golf course, these houses are on their second furnace or approaching it. Ductwork runs through crawlspaces and attics, air conditioning was usually added later, and most kitchens have been remodeled at least once since the first owners moved in.
Town Center, East Gateway and The Farm
Apartments and townhomes from 2004 onward, part of the 19 percent of city homes in buildings of 20 or more units. Townhomes often put the laundry upstairs, so a washer leak shows up in the ceiling below. Units lean on heat pumps and compact appliances.
Mill Creek East
About 25,000 people southeast of the city, with 59 percent of homes built since 2000 and 85 percent detached. Roughly 64 percent heat with gas. Builder appliance packages from the 2000s and early 2010s are at the age when control boards, ice makers and dishwasher pumps start failing.
Silver Firs
About 22,000 people northeast of the city, 90 percent in detached houses and about 71 percent on gas heat, the highest gas share of any area we have looked at. Water may come from a different district than Mill Creek's, so tell us who sends your water bill if an ice maker or dishwasher acts oddly.
Gas furnaces, added cooling and the 2021 heat
About 57 percent of Mill Creek homes heat with gas, and the share climbs to 64 percent in Mill Creek East and 71 percent in Silver Firs. PSE delivers that gas and Snohomish County PUD the electricity. That makes furnace repair the main heating call: flame sensors, igniters, pressure switches, and condensate trouble on 95 percent units. Cooling is the other half of the work. On June 28, 2021, an unofficial 107°F was reported in Mill Creek, and many households that had never needed air conditioning decided they did. A central air conditioner on an existing furnace starts at $5,000, equipment and installation included, with the site visit and written quote at no charge. Many owners now choose a heat pump instead, which cools in summer and takes heating load off the furnace in spring and fall; we check which PUD programs apply to that choice.

Mill Creek's water comes from the Alderwood district or the Silver Lake Water and Sewer District, depending on the street, and both deliver Everett water at about 12.5 parts per million of hardness. Scale almost never figures in. Instead we see the wear of busy family kitchens: dishwasher drain pumps that hum without draining, refrigerator evaporator fans that squeal, ice makers that quit around ten years, and gas dryers whose igniters weaken. Gas ranges come standard in many of these subdivisions, and their bake igniters weaken with age until the burner no longer catches. Dishwasher repair in Mill Creek starts at $255, and a humming pump is the job we see most in that category. The number is where dishwasher work begins, not a quote; your written estimate after the diagnostic sets the exact price before anything is touched. With townhome laundry upstairs, a slow washer leak is worth a call before it reaches the drywall.

Do you serve Mill Creek East and Silver Firs?
Yes. Mill Creek East is about nineteen to twenty-four minutes from our shop and Silver Firs twenty-two to twenty-seven, by I-5 and then SR 96 or SR 527. Both are part of our regular area with no distance surcharge. Martha Lake, just west of Mill Creek, is closer still at about eleven to fourteen minutes.
Our 95 percent furnace shuts off and there is water around it. What is happening?
High-efficiency furnaces make water as they run, and it drains through a trap and hose. When the trap clogs or the hose kinks, a safety switch stops the furnace and water can spill. Check that the filter is clean and the thermostat is set to heat, then call us. We clear the drain, test the pressure switch and make sure the line stays open.
Can you add air conditioning to our gas furnace?
Yes, either as a central air conditioner or as a heat pump paired with the furnace. The heat pump version also heats in mild weather, which cuts gas use. We visit, check the furnace, ducts and electrical panel, and give a written quote at no cost for the visit, with equipment and installation included in the price.
Does the water in Mill Creek cause appliance problems?
Very rarely. Both water districts here deliver Everett's Spada Reservoir water, which averages about 12.5 parts per million of hardness, under one grain per gallon. Silver Firs homes may be on another district whose hardness we have not confirmed. In practice, valve screens and filters matter more than scale in this area.
