Mountlake Terrace started in 1949 as rows of small cinderblock houses for returning veterans, laid out on a former wartime landing field, and a good share of those early homes still have compact kitchens built around a single 30-inch freestanding range. Most of what we open in them is electric: coil-top ranges that have been swapped two or three times over the decades, plugged into a receptacle that may be as old as the walls. The newer side of the city looks nothing like that. Since Arbor Village opened in 2013, Town Center has filled with mid-rise apartments, and a complex of roughly 600 units near I-5 is opening in stages through 2026, mostly with slide-in smoothtops and microwaves hung right above the cooktop.

Because we are based here, a call from Cedar Terrace or Melody Hill usually reaches a technician who is already close by rather than one crossing the county. That pays off when a part has to be ordered, because the return trip to finish the job is short and we book it around your day. Igniters, coil elements, sensors and infinite switches ride on the van, so plenty of oven repairs in town wrap up on the first visit. You see a written price before anything comes apart, and the finished repair carries a written warranty.

Range faults we trace most often in Mountlake Terrace

  • One coil burner is dead or crackles when it moves

    Likely cause
Burned receptacle or a pitted terminal on the element
    What we do
Replace the receptacle and the coil together so the new one is not damaged
  • Clock and oven light work, but nothing heats

    Likely cause
One side of the double-pole range breaker tripped, or a supply wire failed
    What we do
Check the breaker with you, then measure voltage at the terminal block
  • Bake element flared bright in one spot and quit

    Likely cause
Sheath split and the element shorted
    What we do
Fit a matching bake element and test the relay that feeds it
  • Cakes brown at the edges and stay raw in the middle

    Likely cause
Oven sensor drifting away from its rated resistance
    What we do
Measure the sensor against spec and replace it if it is off
  • Smoothtop burner only works on high

    Likely cause
Worn infinite switch or a failing control
    What we do
Test the switch output and swap the switch or board
  • Gas oven takes ten minutes to light, or never does

    Likely cause
Glow-bar igniter too weak to open the safety valve
    What we do
Measure igniter current, replace it and look over the valve

What kitchens around Lake Ballinger and Town Center share

About 64% of Mountlake Terrace homes heat with electricity, and the ranges we meet in Cascade View, Gateway and the streets around Lake Ballinger lean the same way. Many of these houses still have a three-prong range receptacle from the era when they were wired. A newer range can be connected to it with the right cord, but a receptacle that is scorched, loose or discolored has to be dealt with before any range is plugged back in. When we find heat damage behind the stove, we show it to you and explain what it means before you decide anything.

Apartments and condos make up a big slice of the city, with about a quarter of homes in buildings of two to nineteen units and nearly a fifth in larger ones. Slide-in ranges in those kitchens often hide the bake element under the oven floor, so replacing it means easing the range out of the counter opening and working from the back. If you rent, we can phone your owner or property manager with the written price and wait for their go-ahead before touching anything.

Roughly a third of homes here use PSE gas for heat, and those houses are where most of our gas range calls come from. If you ever smell gas in the kitchen, do not test the burners: get everyone out, then call PSE at 1-888-225-5773 or 911 once you are outside. Mountlake Terrace also sits in the convergence zone, and when snow takes the power down, a gas oven with a glow-bar igniter will not light until electricity returns. That is normal behavior, not a fault.

What a range repair here starts at

Here in Mountlake Terrace, range and oven repair starts at $259. Coil and smoothtop surface elements, switches and burners are the everyday jobs, followed by bake and broil elements and oven temperature sensors that read wrong. Treat the figure as the entry point for the area rather than a quote for your stove. Your actual number is written down after the $85 diagnostic, and that diagnostic becomes part of the repair price once you approve the work.

Fix the old range or buy a new one?

In a 1950s Mountlake Terrace house, the range is often a basic 30-inch electric model, and that shapes the math. A burned receptacle, a bake element, a sensor or an infinite switch is a modest repair on a range of almost any age, and we would fix those without hesitation. A failed electronic control on an entry-level range that is fifteen or more years old is a closer call, because the board can be a real share of what a comparable new range costs, and we will say so plainly. Cracked glass on an older budget smoothtop usually tips the decision toward replacing. If you do buy new, check that the new cord matches the receptacle behind the stove before delivery day. In Town Center rentals the choice belongs to the owner, so we write up what we found in a way they can act on without a second visit.

Common questions

How quickly can you reach a range in Mountlake Terrace?

Usually the same day, Monday through Saturday, if you reach us in the morning. Off-peak, most addresses in the city are one to three minutes from our shop on St Albion Way. Calling or booking online works equally well; the model number from the tag, found on the oven frame or under the storage drawer, lets us bring the most likely parts.

My electric range shows the time but will not heat. Is it the breaker?

It can be. Ranges use a double-pole breaker, and one half can trip while the clock keeps running on the other. Switch that breaker fully off and back on once. If it trips again, or nothing changes, leave it off and call us rather than opening the range. We will test the circuit at the terminal block and the parts inside.

Do you also repair gas ranges in Mountlake Terrace?

Yes. Gas ranges are common in the third of homes heated by PSE gas, and the usual problems are weak oven igniters, clicking spark switches and dirty burners. If the kitchen smells of gas, skip troubleshooting entirely: leave the house and call PSE at 1-888-225-5773 or 911 from outside. We can repair the range after the leak has been checked.

Can you fix the range in my Town Center apartment if I rent?

We can, once the owner or property manager agrees. After the diagnostic we call them with the written price, and nothing is replaced until they approve it. Tell us who to contact when you book, and let us know how to get into the building and where to park, since some of the newer complexes have controlled entries and garages.

Is a range that came with the house worth repairing?

Often yes. Look for the model and serial tag inside the storage drawer or around the oven door frame; the serial number tells us the age. Ranges under about fifteen years old with an element, sensor, igniter or switch problem are usually good candidates. If parts are no longer made or the repair approaches replacement cost, we tell you before any work starts.
