Lynnwood was platted in 1937, incorporated in 1959, and then more than doubled in the 1960s, when its population grew 135 percent. Alderwood Mall opened on October 4, 1979 and set off a second wave of building, and since 2015 apartments and a hotel have risen around the convention center. The Link station that opened on August 30, 2024, with its 1,670-stall garage, is speeding that up. The result is a city where only about 45 percent of homes are detached houses; 27 percent sit in buildings of two to nineteen units and 21 percent in buildings of twenty or more.
For us, that means a Lynnwood day can run from a 1970s split-level with an electric furnace, to an apartment several floors up beside the station with a stacked washer, to a Martha Lake heat pump that is barely ten years old. We plan around that spread. The van carries common parts for all three, the drive from St Albion Way rarely takes more than a few minutes, and SR 99, 196th St SW and the Swamp Creek interchange where I-405 meets I-5 connect everything else. City Center and the Lynnwood Triangle
The blocks bounded by I-5, 196th St SW and 44th Ave W are filling with mid-rise apartments tied to the station and the convention center. Appliances there are new and compact: stacked laundry, 24-inch dishwashers, smooth-top or induction ranges. Early faults tend to be door locks, drain pumps and control boards rather than worn-out motors.
Cedar Valley, Scriber Lake and the 1960s–70s blocks
About 40 percent of Lynnwood's homes were built between 1960 and 1979. These split-levels and ramblers often heat with an electric furnace or baseboards, still use their original ductwork, and have kitchens remodeled once. Wiring and cabinet openings limit what fits when a range or fridge is replaced.
Martha Lake
This unincorporated area northeast of the city holds about 21,000 people, and nearly half its homes went up after 2000. Around 55 percent heat with electricity, so heat pumps and air handlers from the 2000s and 2010s are everywhere, many now at the age when capacitors, fan motors and defrost boards begin to fail.
Alderwood Manor
It started as a Puget Mill Co. colony of five- and ten-acre poultry farms with its own demonstration farm; Heritage Park keeps the Wickers Building and interurban Car 55 from that era. Today it mixes older homes on deep lots with newer infill, and garages and sheds often hold a second fridge or chest freezer.
Heat in a city that runs on electricity
Close to two-thirds of Lynnwood homes heat with electricity, 63 percent, against 33 percent on gas. Power comes from Snohomish County PUD, gas from PSE. Unincorporated addresses may say Lynnwood, Bothell or Brier on the mail, but what matters to us is the drive: Alderwood Manor is about ten to thirteen minutes from our shop and Martha Lake about eleven to fourteen, with no distance surcharge for either one.
Can you repair a stacked washer-dryer in an apartment?
Yes. We service stacked and side-by-side laundry in Lynnwood apartments and condos, including units in the new buildings near the station. Tell us the floor, parking and access details when you book. If the dryer vent shares a long run through the building, we check airflow, because a restricted vent is a common reason a stacked dryer needs two cycles.
Our 1970s house has an electric furnace. Should we repair it or switch to a heat pump?
If the cabinet, ducts and blower are sound, a heat strip or sequencer repair is usually reasonable. If the furnace is near the end of its life, a heat pump with an air handler can use the same ducts and adds cooling. We give a written quote for either, the install site visit costs nothing, and we check which Snohomish County PUD programs apply.
