Everett is the Snohomish County seat and home to about 114,900 people. Its oldest neighborhoods, Riverside, Northwest and Rucker Hill, grew up as mill-town housing in the early 1900s; about 16 percent of the city's homes, roughly 7,437 of them, were built before 1940, mostly in the north end. Baker Heights went up as wartime housing in 1943. South Everett came in through annexations between 1959 and 1972, and Boeing-era growth filled it in, with 31 percent of today's homes built from 1980 to 1999. Only about 44 percent of homes are detached houses; 28 percent are in buildings of two to nineteen units, 19 percent in larger ones, and 3 percent are manufactured homes.

The city's landmarks are easy to give directions by: Boeing's Everett plant, the largest building in the world by volume; Paine Field, with passenger flights since March 2019; Naval Station Everett; Everett Mall, opened in 1974; Providence Regional Medical Center; Angel of the Winds Arena. Everett also supplies much of the region's water, from the Spada Reservoir on the Sultan River, filtered at Chaplain Reservoir. We drive I-5 north to get there and carry common parts on the van, so a north-end address is no reason to expect a second trip.

North end, south end and in between

North Everett: Riverside, Northwest, Bayside and Rucker Hill

The early-1900s houses have basements, old wiring, and kitchens and laundry rooms carved out of spaces built for something else. Gas lines and electrical circuits may predate the appliance by decades, and some homes still run older furnaces on original ducts. We check the supply side before replacing parts.

South Everett: Silver Lake, Holly, Cascade View and Twin Creeks

Mostly 1960s through 1990s houses and condos around Silver Lake and Everett Mall. Electric heat is the norm, from furnaces and baseboards to heat pumps, and many homes have had their original equipment replaced once. Laundry closets and galley kitchens are common in the condos.

Evergreen Way and the apartment corridors

Apartments line SR 99 and the streets near the mall and Everett Station. Wall heaters, stacked washer-dryers and compact dishwashers are standard, and repairs usually happen in occupied units with tight access, so we keep tools and parts to one trip up the stairs.

The west side: View Ridge–Madison, Boulevard Bluffs and Westmont

Homes on the west side above the water, with mixed gas and electric heat, views and wind. Outdoor heat pump and AC units take salt air, and many houses have been remodeled with larger kitchens and gas ranges.

The most electric city we serve

About 68 percent of Everett homes heat with electricity, more than any other city in our area, and only 28 percent with gas. The electric utility is Snohomish County PUD; gas comes from PSE. That electric share means baseboards in apartments, electric furnaces in many 1970s and 80s houses, and a growing number of heat pumps replacing both. In an electric furnace, the sequencer, the relay that brings each heating element on in steps, is a common failure: the blower runs but the air stays cool. Furnace repair in Everett starts at $285, a published starting price for the whole category rather than a quote, and a worn sequencer is among the furnace faults we trace most often on this side of the county; you see the exact figure in writing once the diagnostic is finished. Homes on baseboards often move to ductless heat pumps, and we check which PUD programs might apply. Summers are mostly mild, but Paine Field's official record is 100°F, and about 104°F was reported near I-5 on June 28, 2021.

Heating & cooling in Everett

Kitchens and laundry on Everett's own water

Everett's water is about as soft as tap water gets in this region: total hardness of 10.2 to 15.8 parts per million, averaging 12.5, with soda ash added to raise the pH for corrosion control. Scale rarely causes an appliance failure here. Age and access do. North-end kitchens often hold electric ranges whose bake elements burn through; oven and range repair here starts at $259, and an element is usually one of the simpler jobs in that group. South-end condos send stacked laundry with failed door locks and drain pumps, and the 1980s and 90s houses bring dishwashers, fridges and dryers that are already their second or third. Read us the model number from the tag when you call, or type it into the booking form, so the matching part can travel with the technician.

Common questions

Do you come to north Everett, past downtown?

Yes. North Everett around Legion Park is twenty-five to thirty-two minutes from our shop off-peak, downtown twenty-two to twenty-seven, and south Everett near the mall eighteen to twenty-three. There is no distance surcharge for any of it. A call that reaches us in the morning, Monday through Saturday, usually means a technician the same day, with I-5 traffic setting the arrival window.

Our house has electric baseboard heat. What are our options?

Many Everett owners in that position move to a ductless heat pump: a single outdoor unit feeding wall-mounted heads, with no ducts to build and cooling as a bonus. A technician checks the rooms and the panel, then you get a written quote; the visit itself costs nothing. Single-zone systems have a set starting price; multi-zone systems are quoted on request. We also check Snohomish County PUD programs.

Do you work in apartments and condos?

Yes. A large share of Everett homes are in multi-unit buildings, and we repair stacked washer-dryers, compact dishwashers, refrigerators, wall heaters and ductless systems in them. Tell us about parking, the floor and building access when you book, and mention whether a manager needs notice before we arrive.

Is Everett's water hard on appliances?

No, it is very soft, averaging about 12.5 parts per million of hardness, which is under one grain per gallon. Everett's supply also serves most of southwest Snohomish County through the Alderwood district. When a dishwasher or ice maker fails here, we look at valves, pumps, screens and electronics before thinking about scale.
