Gas and electric stove repair for post-war Shoreline kitchens
Shoreline's 1950s houses have lived through several kitchens each, and many switched fuel along the way. We repair gas and electric ranges, wall ovens and cooktops from Richmond Beach to Ridgecrest, eight to eleven minutes south of our shop.

- 8–11 minutes off-peak by I-5 South or Aurora Avenue.
- Housing
- About 35% of homes predate 1960; 63% are detached houses.
- Utilities
- Seattle City Light power; PSE gas reaches most areas.

From 1950 to 1957, Shoreline grew faster than any other part of the Seattle metro, adding about 64% in seven years, and the ramblers from that boom still fill much of Echo Lake, Parkwood, Briarcrest and Meridian Park. Seventy years on, few of those kitchens are original. A typical house has been remodeled once or twice and has had its furnace changed, and sometimes a gas line has been run to the spot where an electric range used to stand, or the other way around. Many are compact, so the range often sits snug between counters and has to be eased out with care before we can reach the connection behind it.
That history gives Shoreline an unusually mixed set of stoves. About half of homes heat with electricity and a little under half with gas, and the stove does not always match the furnace. So we see electric ranges in all-electric homes that never had gas service, electric smoothtops in gas-heated ones, and gas or dual-fuel ranges in remodels. Each combination fails in its own way, and the first part of every visit is working out exactly what is connected behind the stove before we test anything inside it.
Shoreline stove problems and what we do about them
Small, weak flames on every burner
- Likely cause
- Range still set up for propane from a previous home
- What we do
- Reset the orifices and regulator for natural gas, then check each flame
Burner will not light after a pot boiled over
- Likely cause
- Wet spark igniter or ports clogged with food
- What we do
- Dry and clean the burner; replace a cracked igniter
A smell of gas near the range
- Likely cause
- Loose fitting, tired valve or an aging connector
- What we do
- Leave and call PSE or 911 from outside first; we repair once it is cleared
Gold-colored flex line behind an old range
- Likely cause
- Uncoated brass connector from an earlier era
- What we do
- Recommend a new coated connector and leak-test after fitting
Oven runs well off the dial
- Likely cause
- Sensor drift, or a mechanical thermostat out of calibration
- What we do
- Test and replace the sensor, or recalibrate where the control allows
Crack across a smoothtop
- Likely cause
- Impact or a hot spot that stressed the glass
- What we do
- Price the cooktop glass and set it beside the cost of a new range
Fuel switches, two water districts and convergence-zone snow
A used gas range bought from a home on propane is one of the most common surprises we find in Shoreline. Propane needs smaller orifices than natural gas, so a range that was never converted back produces weak, undersized flames on PSE's natural gas, and the oven can struggle to reach temperature. The fix is a proper conversion: orifices, the oven burner, and the regulator setting, followed by a flame check on every burner. The oven burner's air shutter and each valve's low-flame setting usually need adjusting as well, which is why a proper conversion takes more than a few minutes. Older homes also turn up uncoated brass flexible connectors behind ranges. They are a known weak point, and when we see one we recommend replacing it with a modern coated line. If gas odor ever fills the kitchen, go outside before doing anything else and call PSE at 1-888-225-5773 or 911.
Shoreline's water comes from Seattle Public Utilities west of I-5 and from the North City district to the east, both from the soft Tolt supply, so mineral scale rarely figures in a stove repair here. Shoreline Community College, the Fircrest campus and Hamlin Park make handy landmarks when you give us directions. Electricity is all Seattle City Light, which means the range breaker and the utility are the same everywhere in town; gas service from PSE covers most neighborhoods but not every street.
The city sits under the Puget Sound convergence zone, which dropped 3.5 inches of snow on Shoreline on April 18, 2008. During a storm outage, gas burners may still be usable per your manual, but a glow-bar gas oven will not light until power returns. Between the stations at 148th and 185th and the older streets of Richmond Beach and Innis Arden, we reach most addresses inside a quarter hour.
Starting prices on Shoreline stove repairs
Stove repair in Shoreline starts at $259. On gas stoves we most often put in a new oven igniter or work on a surface burner, spark switch or element, and when the oven temperature is the issue, the sensor is the usual suspect. That figure marks the floor of the category in our area and is not a quote for your range. The exact price is on paper once the $85 diagnostic is done; approving the repair rolls the diagnostic into it.
- Surface element, switch or burnerfrom $259
- Oven temperature sensorfrom $259
- Oven bake or broil elementfrom $265
- Gas oven igniterfrom $269
- Range control boardfrom $285
- Diagnostic visit$85, included in the repair
- Second appliance, same visit$10 off its diagnostic

Repair, replace or change fuel?
Shoreline owners often ask a third question alongside repair or replace: should the kitchen switch fuel? Running a gas line or a new 240-volt circuit is work for a plumber or electrician, so we keep our advice to the range in front of us. If it is a sound gas range that only needs an igniter, a burner cleaning or a propane-to-natural conversion, repairing is nearly always worth it. An electric range with a burned receptacle, element or switch falls in the same category. The math tips toward replacement when cracked smoothtop glass on an older range costs close to a new one, when a vintage range needs safety parts that are no longer made, or when a control board fails on a basic model past about fifteen years. We will never bypass a safety device to keep an old stove running.
Common questions
I bought a used gas range. Can you convert it from propane?
Yes, if the conversion parts for that model are available. We change the orifices for the surface and oven burners, set the regulator for natural gas, adjust the flames and leak-test the connection. Bring out the conversion kit if it came with the range; if not, we look up the correct parts for your model number before the visit.
What should I do if I smell gas near the stove?
Get everyone out of the house without operating switches, burners or the garage door. Once outside, call PSE's gas line at 1-888-225-5773 or 911. PSE will check the leak and shut off gas if needed. After it has been cleared, we can repair the range itself, whether the cause was a valve, fitting or connector.
Do you cover both sides of I-5 in Shoreline?
Yes, all fourteen neighborhoods, from Richmond Beach and The Highlands in the west to Ridgecrest, North City and Ballinger in the east. Off-peak, most addresses are eight to eleven minutes from our shop. Morning requests from Monday to Saturday are usually handled the same day.
Will my range work during a snowstorm outage?
An electric range will not. Most gas ranges built in recent decades need power for spark ignition and for the oven's glow-bar igniter, so the oven stays off even though gas is available. Some manuals describe lighting surface burners by hand during an outage; follow yours exactly or wait until power is back.
Should I replace an old brass gas connector behind my range?
If it is an uncoated brass flexible connector, we recommend it. Those older connectors can crack at the fittings as they age and are moved. A new coated connector is a small part, and we leak-test it after fitting. If the range shares a shutoff valve that will not turn, we will point that out too.
