Everett is really two housing towns. North of downtown, Riverside, Northwest and Rucker Hill grew as mill-town neighborhoods in the early 1900s, and about 16% of the city's homes, some 7,437 of them, were built before 1940. South Everett is newer: annexed in pieces from 1959 to 1972, it filled with Boeing-era subdivisions, apartments and condos around Everett Mall, which opened in 1974, and along Evergreen Way and Silver Lake. Baker Heights, built as wartime housing in 1943, falls between those eras, and about 31% of Everett homes date from 1980 to 1999.

What ties them together is electricity. With 68% of homes heated electrically and only 28% on gas, Everett leans electric more than any city we serve, and its kitchens follow. Most ranges we repair here are coil-top or smoothtop electrics, with a growing number of induction models in remodels and new buildings. That makes our Everett van heavy on elements, receptacles, infinite switches, sensors and relays, while still carrying igniters for the gas ranges in the city's gas-heated homes. Electric ranges are among the most repairable appliances in a house, which is good news for a city that relies on them this much.

Electric range faults, the Everett short list

  • Coil burner glows on one half only

    Likely cause
Element shorted partway, or a poor receptacle contact
    What we do
Test the element and replace the receptacle if it is scorched
  • Smoothtop zone will not turn off

    Likely cause
    Infinite switch welded closed
    What we do
Shut it off at the breaker; we replace the switch
  • Oven bakes, but broil does nothing

    Likely cause
Open broil element or failed broil relay
    What we do
Test the element, then the board's broil output
  • Breaker trips the moment the oven starts

    Likely cause
Bake element shorted to its sheath
    What we do
Replace the element and check the wiring and terminal block
  • Induction zone flashes and ignores the pan

    Likely cause
Pan not magnetic enough, or a failed power board
    What we do
Check with a known induction pan, then test the board
  • Gas range in a condo will not light at all

    Likely cause
No 120-volt power to the igniters, or a worn igniter
    What we do
Check the outlet's breaker, then test the igniters

Old north-end houses, south-end rentals

In Riverside, Bayside, Delta and the Northwest neighborhood, range circuits were often added or upgraded long after the house was built. When a newer electric range moves into a century-old kitchen, the cord has to match the receptacle, and a receptacle showing scorch marks, loose contacts or discoloration has to be fixed before anything is plugged in. We check the terminal block and the cord on every electric range we pull out, and tell you if the wall side needs an electrician. Some of these kitchens also have a wall oven added in a later remodel on its own circuit, and we test it as a separate appliance.

South Everett is rental country. Only about 44% of Everett homes are detached houses; 28% sit in small multi-unit buildings and 19% in large complexes of twenty units or more. Add households connected to Naval Station Everett and the Boeing plant, and plenty of ranges here serve one tenant after another. Mobile and manufactured homes, about 3% of Everett housing, add compact ranges to the mix. Tenants are welcome to arrange the visit; we phone the owner or manager with the price, and they have the final word before any part goes in. If the dishwasher next to the range is also misbehaving, we check it the same trip and take $10 off that second diagnostic.

Snohomish County PUD supplies the city's electricity, and PSE serves the gas-heated homes. If a gas range ever leaves a gas smell in the room, go outside before anything else, then dial 911 or PSE on 1-888-225-5773. Everett runs its own water system from Spada Lake, filtered at Chaplain Reservoir, and at about 12.5 ppm of hardness it is soft enough that steam-clean ovens stay mostly clear of scale. Our route north is I-5 the whole way: Everett Mall and Silver Lake come first, downtown and the north-end streets around Legion Park a little later.

Everett electric range repair: starting prices

Electric range repair in Everett starts at $259, and most calls here end with one of two jobs: a coil or smoothtop element, infinite switch or surface burner on top, or a bake or broil element in the oven. That opening number applies across our service area and is not a quote for your stove. Once the $85 diagnostic is done you get the exact number in writing, and if you approve the repair, the diagnostic is included in it.

Is your electric range worth repairing?

Electric ranges are some of the easiest appliances to justify repairing. Elements, receptacles, infinite switches, sensors and relays are moderately priced and quick to fit, so on a range of almost any age that is otherwise sound, we recommend the repair. The calculation changes in three cases. Cracked glass on a budget smoothtop can cost close to a new range. A failed power board on an older induction model is expensive enough to compare carefully. And a basic range past about fifteen years with a dead control board often is not worth the board. For north Everett houses, also weigh the wall: if the receptacle and circuit need work anyway, that cost applies whether you repair or replace. For rentals, we write findings so the owner can decide quickly, without a second trip, and we note the range's age and condition so they can plan for its eventual replacement.

Common questions

Do you come to north Everett as well as the south end?

Yes. South Everett, around Everett Mall, Silver Lake and Cascade View, is about eighteen to twenty-three minutes from our shop off-peak. Downtown and the north end, including Riverside, Northwest and Bayside, take about twenty-five to thirty-two. There is no distance surcharge, and if we hear from you in the morning, Monday to Saturday, a same-day visit is likely.

My smoothtop burner will not shut off. What do I do?

Turn off the range's breaker at the panel; it is a double-pole breaker, usually labeled for the range. A burner that stays on with the knob off usually has an infinite switch welded closed. Leave the breaker off until we arrive. We replace the switch and check the element and wiring it was feeding.

Do you repair induction ranges and cooktops?

Yes. Induction problems include zones that do not detect the pan, error codes, cooling fan failures and power board faults. We start by checking cookware with a known induction-ready pan, then test the coils and boards. Induction boards cost more than radiant parts, so you see the written price before deciding.

Can my landlord approve the repair without coming over?

Yes. You book the visit and let us in; after the diagnostic we call your landlord or property manager with the price, leave the written estimate with you, and replace nothing until they approve. If they decline, the diagnostic is the only charge. Give us their phone number and the building's parking or entry instructions when you book.

Do you work on gas stoves in Everett?

Yes, though they are less common here than in neighboring cities. When they fail, it is usually a tired oven igniter, a spark switch that will not stop clicking, or burner ports blocked by a spill. If you ever notice gas odor, leave the home first and call PSE at 1-888-225-5773 or 911 from outside; we repair after the leak has been checked.
