What we fix and install

Kitchen and laundry appliances, home heating and cooling, and the coolers behind a restaurant counter. One crew handles all of it, and every job starts with a diagnosis and a written price.

Refrigerator repair

Fresh-food side warm while the freezer stays cold, frost on the back wall, a clicking compressor. French-door, built-in and Sub-Zero units, plus sealed-system work.

Washer repair

Front-loaders that smell musty, stop with water in the drum or bang on spin, and top-loaders that won't agitate. Door locks, drain pumps, shocks and inlet valves.

Dryer repair

Gas and electric dryers, Speed Queen included, that tumble cold, squeal or need two cycles for one load. We clean the vent when lint is the real problem.

Oven & range repair

Ranges, wall ovens and cooktops, gas or electric: a bake burner that never lights, a dead element, temperatures that drift, or a control panel gone blank.

Dishwasher repair

Water left in the tub, dishes that come out gritty or cold, a drip at the door. Drain pumps, inlet valves, latches, heaters and control boards.

Ice maker repair

An ice maker that quits, makes hollow cubes or freezes its own fill tube. We replace valves and modules, and thaw and protect the line.

AC & heat pump

Central AC and heat pumps that blow warm, ice over in January or trip the breaker. Capacitors to compressors, refrigerant handled in-house, and new system installs.

Furnace repair & replacement

Gas and electric furnaces that click without lighting, short-cycle or blow cold. Igniters, flame sensors, inducers, blowers and boards, plus written replacement quotes when a unit is done.

Ductless mini-splits

Ductless heat pumps for homes that never had ducts: single-zone installs, fan and board repairs, and deep cleaning for indoor heads that smell musty or drip.

HVAC tune-ups

A yearly check before the season turns: flame sensor and burners, capacitor readings, condensate drain, filter and thermostat, written up so you know what's wearing.

Commercial refrigeration

Reach-in coolers, walk-ins and prep tables for kitchens and shops: torn gaskets, iced evaporators, failing fan motors, refrigerant leaks and compressor replacement.

Why people around here call us

1

You reach the shop, not a call center

A call to (425) 570-9520 lands with the people who run the work in Mountlake Terrace. The person who hears about the rattle is the one deciding which technician and which parts go out to you.

2

Appliances and heating under one roof

The same visit can cover a dryer that won't heat and a furnace that short-cycles. Refrigerant work on refrigerators, AC, heat pumps and mini-splits stays in-house with our own technicians, done under EPA Section 608 rules.

3

The price is written before the work

After testing, you get one written price. Approve it and the $85 diagnostic is folded into the repair; decline and that visit is all you pay. Finished repairs carry a written warranty.

4

Insured and nearby

Full insurance, a shop right off I-5, and a 5.0 rating on Google. Every city we serve is within about half an hour, with no surcharge for distance.

How the price works

Each visit begins with a $85 diagnostic: the technician tests the appliance or system, finds the failed part and writes down one price for the repair. Approve it and the $85 is counted inside that price; turn it down and the diagnostic is the whole bill. Booking through the website takes up to $18 off the repair, and a second appliance looked at on the same trip gets $10 off its own diagnostic. Our published numbers are starting prices, not quotes: refrigerator repair starts at $265, and oven and range repair begins at $259. The exact figure is the one on your written estimate. Install prices include the equipment and installation.

Adam, Sam and the shop by I-5

Two brothers own and run this company. Sam works as a technician as well as co-owner, and the repair notes on our blog are his, drawn from what he finds on service calls. Between them, Adam and Sam set the rule the whole crew works by: test first, put the price in writing, then make the repair.

The shop sits at 6302 St Albion Way, by I-5 near Town Center in Mountlake Terrace. Vans leave from there stocked with the parts that fail most often (igniters, relays, valves, capacitors, pumps), which is why so many jobs wrap up on the first visit instead of waiting on an order.

Common questions

How do I get a same-day visit?

Call in the morning, Monday through Saturday. Every one of our technicians can take a call the same day it comes in, so a morning request usually becomes a visit that day. If you reach us later, we offer the earliest open window and confirm it by phone so you aren't left guessing about the arrival.

Is the diagnostic fee extra on top of the repair?

Not when you go ahead. The $85 diagnostic is included in the price of any repair you approve, so it never shows up as its own charge once you go ahead. If you decide the repair isn't worth it, you pay the $85 for the visit and keep the written estimate to compare against a replacement or to plan with later.

Which towns are inside your service area?

Mountlake Terrace, Lynnwood, Brier, Shoreline, Lake Forest Park, Kenmore, Edmonds, Mill Creek, Bothell, Woodinville, Mukilteo, Everett, north Kirkland and north Seattle, along with unincorporated places such as Martha Lake, Alderwood Manor, Esperance, Picnic Point and Silver Firs. All of it sits within about 30 minutes of the shop, and none of it costs extra because of distance.

Can one technician look at my dryer and my furnace on the same trip?

Yes. Our technicians work on household appliances and on heating and cooling equipment, so there's no need for two companies or two visits. The second unit checked on that trip gets $10 off its diagnostic, and each repair gets its own written price, so you can approve one, both or neither.

What should I do if I smell gas near the furnace, dryer or range?

Leave the house first, without switching lights or appliances on or off. From outside, call Puget Sound Energy at 1-888-225-5773 or dial 911. Once the utility says the house is safe, call us and we will track down and repair whatever caused the leak at the appliance or furnace.

Do your repairs come with a warranty?

Every repair we complete comes with a written warranty, and its terms are written on your estimate. We carry insurance, so the work is backed by an insured local business you can phone directly.

Are you still Adam & Sam Brothers Repair?

Same company, new name. In 2026 Adam & Sam Brothers Repair became Larch HVAC & Appliance. Adam and Sam still own it and still send technicians from the Mountlake Terrace shop, the phone number has not changed, and the reviews behind our 5.0 Google rating moved with the profile.
