Repairs at the north end of Lake Washington, in Kenmore
Kenmore is twelve to fifteen minutes from our shop: Ballinger Way, then Bothell Way along the lake. It is a PSE town for both power and gas, on soft Tolt water, built mostly between the 1950s and the 1990s.

Kenmore only became a city on August 31, 1998, but its neighborhoods are much older. Inglewood was platted in 1953 and Uplake Terrace in 1954, and suburban growth climbed the hills from the 1960s on: 28 percent of today's homes were built between 1960 and 1979 and 34 percent between 1980 and 1999. About 63 percent are detached houses, while 13 percent sit in mid-size buildings of 20 to 49 units. Floatplanes still leave from Kenmore Air Harbor, Saint Edward State Park covers 365 acres on the lakeshore, Log Boom Park and Rhododendron Park fill out the waterfront and the hills, and The Hangar has been the community center since 2017.
Heating is split almost evenly, 51 percent electric and 47 percent gas, so a Kenmore week brings as many heat pumps and electric furnaces as gas furnaces. And yes, the town shares its name with an appliance brand: we repair Kenmore-brand washers, dryers, refrigerators and ranges in Kenmore, along with every other make. From our shop the route is SR 104 to SR 522, and the van carries common parts for both the appliance and the HVAC side of the work, which is how many repairs get finished on the first trip.

Kenmore's neighborhoods and their houses
Inglewood and Uplake Terrace
The 1950s plats hold ramblers and split-levels now on their second or third furnace. Ducts are original and usually short, which helps when a heat pump with an air handler replaces the furnace, while older kitchens often need a new outlet or gas connector before a new range goes in.
Arrowhead, Kenlake Vista and Linwood Heights
Hillside streets with lake views. On sloped lots, furnaces often sit on a lower level while laundry may be one floor up or down, and the grade decides where an outdoor heat pump can stand and how far its refrigerant lines have to run to reach the indoor unit.
Downtown and the SR 522 corridor
Apartments and condos near Bothell Way and 68th Ave NE mean stacked laundry, compact dishwashers and electric heat. Units here run on wall heaters or ductless heads, and a dryer vent that exits through a long shared chase is a common reason clothes take two cycles.
1980s and 90s subdivisions
About a third of Kenmore's homes date from these decades. Many started with a gas furnace and central AC or a builder heat pump, and that first equipment has either been replaced recently or is due. Original dishwashers and ranges are long gone; their replacements are now ten to twenty years old themselves. Ducts here were sized for a furnace, so we check airflow before a larger heat pump goes in.
One utility for power and gas
Kenmore is one of the few cities we serve where PSE supplies both the electricity and the gas, which keeps the program question simple. Whether you are pricing a heat pump, a hybrid setup on an existing gas furnace or a full electric conversion, there is one utility to check, and we look up which PSE heat pump programs or rebates apply to your home. On the gas side, one common midlife failure is the inducer motor, the small fan that clears flue gas before the burners light; furnace repair in Kenmore starts at $285, and an inducer is one of the bigger jobs within it. That figure marks where furnace work begins, not a quote; your exact number is written down for you once the diagnostic is done. Electric homes bring heat pump defrost faults and failing heat strips, especially when a wet cold snap rolls in off the lake.

Appliances on Northshore water
Kenmore's water and sewer come from the Northshore Utility District, which in 2025 delivered water entirely from Seattle's Tolt River source. Northshore does not publish its own hardness number, but Tolt water typically tests at roughly 1.2 to 1.4 grains per gallon, soft by any measure. That leaves wear and use as the main causes of appliance trouble. Family homes in the hills run washers and dryers hard; dryer belts, idler pulleys and drum rollers are frequent calls, and dryer repair in these hillside homes starts at $235. Older kitchens bring oven elements and range switches, and the downtown apartments bring compact dishwashers that stop draining. If a second appliance is acting up, mention it: its diagnostic is $10 off on the same visit.

Common questions
Do you repair Kenmore-brand appliances?
Yes, in Kenmore and everywhere else we work. Kenmore washers, dryers, refrigerators and ranges were built for Sears by several different manufacturers, so the model number tells us which internal parts a unit uses. Read us the model number from the tag when you call (425) 570-9520, or type it into the booking form, and we can usually tell you what we will need before we arrive.
Who do we ask about heat pump rebates in Kenmore?
PSE runs the programs for both power and gas in Kenmore, so there is only one utility to check. When we quote, we find out which PSE rebates or heat pump programs your house might qualify for, whether you are replacing electric heat, adding a heat pump to a gas furnace, or replacing an older heat pump. We do not promise amounts; the utility decides eligibility.
How long does it take you to reach Kenmore?
Kenmore City Hall is twelve to fifteen minutes from our shop off-peak, via SR 104 and SR 522. SR 522 can slow down at rush hour, so we give you a realistic arrival window when we book. Morning calls and online bookings, Monday through Saturday, generally turn into same-day visits, and there is no distance surcharge.
Can you work on a hybrid system with a heat pump and a gas furnace?
Yes. Many Kenmore homes pair an outdoor heat pump with a gas furnace that takes over in cold weather. We service both halves: the heat pump's capacitor, contactor, defrost board and refrigerant circuit, and the furnace's ignition and airflow. We also check that the thermostat hands off between them at a sensible outdoor temperature.
