Mukilteo incorporated on May 8, 1947, but it was the Boeing plant beside Paine Field, opened in 1967, that turned a small waterfront town into a suburb. Harbour Pointe was developed as a planned community from 1978, and its annexation on March 26, 1991 doubled the size of the city; build-out was largely finished by 2000. That is why the housing is so concentrated in time: about 49 percent of homes date from 1980 to 1999 and 24 percent from after 2000. About 60 percent are detached houses. The SR 525 Speedway corridor was annexed in 1980, the Harbour Pointe golf course opened in 1989, and Kamiak High School followed in 1993.

Old Town is the other Mukilteo: the 1906 lighthouse, Lighthouse Park, and the ferry to Clinton, the busiest car route in the state system, with a new terminal opened on December 29, 2020. Ferry lines and steep streets near the water make visits there a little slower to plan, and we account for that when we give you an arrival window. Japanese Gulch runs between the two halves of town, and Picnic Point lies to the south. The van covers all of it with the common parts on board.

Mukilteo's neighborhoods and their equipment

Harbour Pointe

Built mostly from the late 1980s through the 1990s, Harbour Pointe homes started with gas furnaces and builder appliance packages. Most are now on their second furnace or nearing it, AC was added house by house, and many kitchens are on their second or third dishwasher.

Old Town and the bluff

The older houses near the ferry and lighthouse sit on slopes facing the Sound. Salt air and wind reach the outdoor units, furnaces live in basements and lower levels, and kitchens have been fitted into older layouts. Parking and ferry traffic shape the visit.

Olympus Terrace, Chennault Beach and the Speedway

A mix of houses on the bluffs and apartments and condos along SR 525. The multi-unit buildings bring stacked laundry and electric heat; the houses bring gas furnaces and heat pumps installed over the last two decades. Chennault Beach homes face the same salt air as Old Town, so a yearly look at outdoor coils and connections is worth booking.

Picnic Point

Unincorporated, about 9,800 people, in the Mukilteo School District. About 41 percent of homes were built between 1960 and 1979 and 83 percent are detached, so expect older ductwork, furnaces replaced at least once and kitchens remodeled around 1970s cabinets. It is fifteen to nineteen minutes from our shop.

Gas furnaces, marine air and Paine Field heat

Mukilteo heats with gas a little more than with electricity, about 53 percent to 44 percent. PSE supplies the gas and Snohomish County PUD the power, and if you are considering a heat pump, we find out which PUD incentives might fit your house. Marine air keeps most summers mild, but Paine Field next door set its official record of 100°F in 2009 and tied it in 2020, and unofficial readings across the county topped that during the 2021 heat dome. Air conditioners that sit idle most of the year tend to fail on the first hot day, often at the contactor, the switch that starts the outdoor unit. AC and heat pump repair in Mukilteo starts at $285; read it as the opening price for that category rather than a quote, since the written estimate after the diagnostic shows the exact price. In winter, the 1990s furnaces of Harbour Pointe bring flame sensor, igniter and inducer calls.

Heating & cooling in Mukilteo

Kitchens in a city built in two decades

Most of Mukilteo gets water from the Mukilteo Water and Wastewater District, which buys from the Alderwood district; some homes are served by Alderwood directly. Either way it is Everett water at about 12.5 parts per million of hardness, so scale is rarely a factor. Because so many Harbour Pointe homes were built in the same years, their kitchens and laundry rooms are aging together: dishwashers with worn latches and pumps, refrigerators with tired defrost systems, washers with failing suspension. A worn door latch is often the reason a dishwasher will not start at all; dishwasher repair here starts at $255, and a latch is one of the shorter visits we make. Old Town kitchens are more varied, from original layouts to full remodels with gas ranges.

Common questions

Do you reach Old Town as easily as Harbour Pointe?

Yes, it just takes longer. Harbour Pointe is sixteen to twenty minutes from our shop off-peak and Old Town twenty-four to thirty, because of the extra distance and the SR 525 traffic near the ferry. There is no distance surcharge for either. Get in touch early in the day, Monday to Saturday, and we can usually come before the day is out.

Is Picnic Point part of your service area?

Yes. Picnic Point is fifteen to nineteen minutes from our shop, closer than Old Town Mukilteo. Its 1960s and 70s houses bring furnace, heat pump and appliance work, and its water comes from the Alderwood district, the same soft Everett supply as most of the area. No distance surcharge applies.

Our Harbour Pointe furnace is original. Is it time?

A furnace from the early 1990s is past the usual life of its blower and heat exchanger, but age alone is not a reason to replace one that runs safely. We inspect it, price any repair it needs, and give a written replacement quote if you want one. The site visit and the quote for a new system cost nothing.

Do heat pump programs apply in Mukilteo?

Possibly. Mukilteo's electricity comes from Snohomish County PUD and its gas from PSE, and each has its own rules for heat pumps. When we quote a heat pump, we check which programs or rebates fit your house and what you are replacing. We do not quote amounts or promise approval; the utility makes that call.
