Mountlake Terrace began in 1949 as rows of small cinderblock houses for returning veterans, laid out on what had been a wartime landing field. Plenty of those post-war ramblers still stand in Cedar Terrace, Melody Hill and the blocks around Lake Ballinger, and none of them were drawn with a 27-inch front-loader in mind. We find washers tucked into kitchen corners, enclosed back porches and old carports, usually hooked to a supply box and standpipe that someone added decades after the house went up. A fair share of the faults we fix here begin with how the machine was fitted into the house, not only with a tired part. Cinderblock walls also make it hard to move an outlet or a drain, so a replacement washer that needs a different hookup can end up costing more to install than to buy.
The rest of the city is newer. Condos arrived in the 1970s and 80s, Arbor Village opened the Town Center rebuild in 2013, and more mid-rises followed once the light rail station started running in 2024. Those homes mostly have 24-inch stacked pairs behind a hall closet door, where a slow drip can reach the unit below before anyone notices. The routine does not change between the two: our technician tests the machine, shows you what failed, and writes the price down before a single screw comes out. Premera's offices, Terrace Creek Park and the Interurban Trail sit within a few minutes of most of these homes, and so does our van.

Laundry corners, closets and porches around the Terrace
In the post-war houses, the washer often sits on a floor that was never meant to carry a spinning drum: a filled-in porch, a raised utility room, or a slab that slopes toward the old carport door. A modern front-loader spins at well over 1,000 rpm, and on a springy floor it rocks, then walks, then knocks its shock absorbers loose. We replace dampers when they are worn, but we also level the machine properly and tell you if a sheet of plywood or a sturdier stand would keep the problem from returning.
The Town Center apartments and condos near the Link station bring a different job list. A stacked 24-inch unit has to come apart before anyone can reach the washer's pump or hoses, so we arrive with straps and a second pair of hands, and we ask where the building's water shutoff is in case the closet valves are stuck. A compact machine that leaves gray water in its drum usually has a clogged coin trap, which is a short fix once the dryer is off the top. Front-loaders in those closets also need their doors left open between loads, because louvered closet doors trap humid air and the rubber boot never fully dries.
Being this close also changes how a repair day goes. If the exact pump or lock for your model is not on the van, the shop is a few minutes back up 56th Avenue, and the job can usually still be finished that day instead of waiting for a second appointment. It also means a quick look is easy to arrange: if a repaired washer acts up again on its first few loads, a technician can stop by between other Terrace calls and check it against the written warranty.

Here, washer repair starts at $245, and both parts usually ride on the van. Fix it or replace it in a small Terrace house?
Space changes the math here. A new 27-inch washer may not clear the doorway of a 1950s utility room, and a new stacked compact for a Town Center closet costs more than a full-size top-loader while offering fewer models that fit the same opening. So a sound machine with a failed pump, lock, damper or valve is nearly always worth repairing. We lean the other way when the outer tub is cracked, when the tub bearings roar, which is a repair we do not take on, or when a dead control board lands on a washer that already has rust through the cabinet. If the repair would cost more than half of a comparable new washer, we say that plainly and leave the choice with you. Either way, the diagnostic tells you what failed and why, so a replacement does not repeat the same problem in the same corner.
Common questions
How soon can you reach a Mountlake Terrace address?
Our shop is on St Albion Way, so the drive is usually one to three minutes once a technician is available. Reach us in the morning, Monday through Saturday, and the visit is normally the same day. Because we are so close, a missing part means a short run back to the shop rather than a second appointment next week.
Can you repair the stacked washers in the Town Center buildings?
Yes. Most of those apartments and condos use 24-inch stacked pairs from LG, Whirlpool, GE or Bosch. We lift the dryer off, work on the washer, and set both back level. If you rent, the owner or manager may want to approve the written quote first, and we are glad to call them and go through it.
My front-loader stopped mid-cycle full of water. What can I check?
Confirm the breaker is on and the cycle was not simply paused. If your model has a small access panel at the lower front, the manual shows how to drain the filter behind it, but keep towels and a shallow pan ready, because a lot of water comes out. If it still will not drain, leave the rest to us.
How much detergent should I use on Mountlake Terrace water?
Less than the cap suggests. The city buys Everett water through the Alderwood district at roughly 12.5 ppm hardness, and HE detergent foams heavily at that level. For an average load, start near half of the first line on the cap and add only if clothes come out dull. Overdosing leaves residue in the door seal and makes the machine add rinses.
What if I decide not to repair the washer?
Then the $85 diagnostic is the whole bill, and you keep the written findings for whatever you choose next. If you approve the repair, that fee becomes part of the repair price instead of being charged on top. Booking online also takes up to $18 off the repair itself.
