Kenmore furnace repair on the north shore of Lake Washington

Kenmore splits almost evenly between gas and electric heat, and Puget Sound Energy supplies both. We repair either kind of furnace in Inglewood, Arrowhead, Uplake Terrace and the rest of town, and quote replacement only when the numbers call for it.

Kenmore filled in over two waves. Post-war plats such as Inglewood in 1953 and Uplake in 1954 came first, then suburban growth from the 1960s onward; Census estimates put 28% of homes in the 1960 to 1979 range and another 34% in 1980 to 1999. Add the apartment and condo buildings along SR 522, and the furnace we meet might be a forty-year-old gas unit in a daylight basement, a 1990s condensing furnace in a garage, or a closet electric furnace in a condo near the Burke-Gilman Trail. Fewer homes here are brand new than in Bothell or Woodinville, so a lot of what we fix has been running for twenty winters or more.

Kenmore is also one of the few cities we serve where a single company, Puget Sound Energy, delivers both the power and the gas. That simplifies one thing: whichever way you heat, PSE is your utility, and PSE's heat pump programs are the ones we check if you consider an upgrade. Everything else is our routine. We diagnose, put the price in writing, and repair with parts from the van whenever we can, which in Kenmore covers most igniter, sensor, switch and capacitor jobs on the first visit. If your furnace lives in a daylight basement, clearing a path to it and to the electrical panel before we arrive shortens the visit.

Kenmore furnace warning signs

  • Inducer runs, then a long pause and a lockout

    Likely cause
Pressure switch, vent or condensate trap problem
    What we do
Read the code, check the hose, trap and vent, and test the switch against a measured draft
  • Warm air for ten minutes, then cool air while the fan keeps going

    Likely cause
High limit opening on poor airflow, or a limit that has weakened
    What we do
Check the filter and returns, measure temperature rise, and replace the limit if it opens early
  • Breaker for the electric furnace feels warm or trips

    Likely cause
A loose lug, burned terminal or shorted element
    What we do
Turn it off and leave it off; we repair the terminals and test every element before restoring power
  • Thermostat says heat is on, furnace stays silent

    Likely cause
Thermostat wiring, a blown low-voltage fuse or a failed transformer
    What we do
Test the 24-volt circuit, find the short, and replace the fuse or transformer
  • Variable-speed blower ramps oddly or stops

    Likely cause
A failing ECM motor or its control module
    What we do
Test the motor with the board's signals; replace the module or the whole motor as needed
  • A gas smell indoors

    Likely cause
    Possible leak
    What we do
Get out of the house first, then call PSE at 1-888-225-5773 or 911 from outside

Hillsides, split-levels and Kenmore's mix of homes

Much of Kenmore rises from the lake toward Kenlake Vista, Linwood Heights and Northshore Summit, and on those slopes many split-level and daylight-basement houses put the furnace on the lowest floor with long duct runs up to the bedrooms. That layout makes the upstairs rooms the first to complain when a blower slows or a filter loads up. Before we tell you what is wrong, we check airflow along with the burner, because a furnace that is starved for air can trip its limit, crack its heat exchanger early and burn out a motor, all for the price of a clogged filter. Daylight basements also tend to hold the laundry beside the furnace, and lint and moisture from a nearby dryer load the furnace filter faster than most owners expect.

About 13% of Kenmore homes are in mid-size buildings of 20 to 49 units, many near SR 522 and the downtown blocks around The Hangar, and electric heat is common in them. Inside those units, our work is on the furnace or air handler that serves your space: elements, sequencers, blower motors and thermostats. If a problem traces back to something the building owns, we write it down so you can hand it to the manager. Condo closets are tight, so we bring a compact parts kit and protect floors and doorways on the way in.

Because PSE serves both fuels here, the heat pump question in Kenmore is often about dual fuel. You keep a working gas furnace and add a heat pump outdoor unit that does most of the heating and all of the cooling, with the furnace taking over on the coldest nights. Kenmore is 12 to 15 minutes from our shop off-peak by SR 104 and SR 522, and the Bothell Way corridor is the one stretch where traffic decides our arrival time. Saint Edward State Park and Log Boom Park bracket the waterfront, but most of our Kenmore furnace calls come from the residential streets above them.

What Kenmore furnace repairs and installs cost

In Kenmore, furnace repair starts at $285. On gas furnaces, a pressure switch reacting to a blocked hose or vent is a frequent find, while a failed variable-speed ECM blower motor counts among the larger repairs we write up. To keep a healthy gas furnace and add cooling, a heat pump outdoor unit paired with it starts at $5,250, equipment and installation included. Read these as starting prices for our region rather than a quote: the exact figure appears on your written estimate after the diagnosis, and measuring for an install and writing that quote cost nothing.

Repair or replace in Kenmore

Kenmore's housing gives two very different starting points. In the 1960s and 1970s homes, the furnace is often the third one the house has owned and may be paired with ductwork that predates it by decades, and if it is past twenty years, a large repair such as an inducer, a heat exchanger or an ECM blower usually tips toward replacement. In the 1980s and 1990s houses, many furnaces are younger than the house and still have plenty of life, so a failed igniter or pressure switch is simply repaired. If you are replacing, the PSE-on-both-sides situation makes dual fuel worth pricing, since a heat pump can cover most hours while the gas furnace stays as backup. Condos are their own case, since closet size and building rules often pick the replacement model before price does. Electric furnaces are the easy case: with no heat exchanger to fail, they are almost always worth repairing, and the real upgrade question is whether to add a heat pump to cut the electricity they use.

Common questions

Should I call PSE or you when my furnace stops?

Call us for a furnace that will not heat; PSE handles the gas and electric supply up to your meter. The exception is a gas smell: then leave the house and call PSE at 1-888-225-5773 or 911 from outside before anything else. Once PSE has made things safe, we take care of the furnace itself.

Do you work on furnaces in Kenmore condos?

Yes. In condo and apartment units we repair or replace the furnace or air handler that serves your space, along with its thermostat. Tell us about parking, building access and where the equipment sits. If the cause sits with the building, such as a shared vent, we document it for your HOA or manager.

What is dual fuel, and does it make sense here?

Dual fuel pairs a heat pump with a gas furnace. The heat pump handles mild weather and summer cooling; the furnace takes over when it gets truly cold. In Kenmore, where PSE supplies both fuels, it often makes sense for a gas furnace with years left. We check which PSE programs apply without promising amounts.

My blower speeds up and slows down by itself. Is that normal?

Some of it is. Variable-speed ECM blowers ramp gradually by design. But surging, stopping mid-cycle or refusing to start points to a failing motor module or a board signal problem. We test the motor and the control signals separately, so we replace only what has actually failed.

How far is Kenmore from your shop?

About 12 to 15 minutes off-peak, via SR 104 and SR 522 from our Mountlake Terrace shop. Calls that reach us early in the day, Monday through Saturday, usually get a same-day visit. Reading us the model number from the furnace label and any blinking code helps us bring the right part on the first trip.
